Egret Cove
at Olde Cypress

Eighteen detached homes, one quiet cul-de-sac and golf-course surroundings in the heart of Olde Cypress.

GETTING TO KNOW EGRET COVE

A small neighborhood with a distinctive setting.

Egret Cove is one of the smaller neighborhoods within Olde Cypress. With just 18 homes along Olde Cove Way, it has a more intimate feel than the larger residential sections of the community.

Olde Cove Way is a cul-de-sac, so there is no through traffic. The neighborhood is also positioned directly along the golf course, with every homesite bordering the course property. Depending on the individual home, the outlook may include fairways, water features or mature landscaping.

The homes were built between 2000 and 2002 and are detached single-family residences. Although they're often described as villas, they do not share a common wall with a neighboring home.

HOMES & ARCHITECTURE

Detached homes designed around indoor and outdoor living.

Egret Cove homes offer the privacy of a detached residence with floor plans that are generally more manageable than the larger custom estates found elsewhere in Olde Cypress.

Two-, three- and four-bedroom configurations are represented, with den space in various layouts. Private pools, screened lanais and attached garages are characteristic features of the neighborhood.

Because these homes were built in the early 2000s, buyers will find differences in renovation history, roof age, hurricane protection and mechanical systems. Those details deserve as much attention as the original floor plan.

01 / DETACHED DESIGN

Privacy without a shared wall.

Each Egret Cove residence stands independently, unlike the paired-villa designs found in Santorini Villas.

02 / PRIVATE POOLS

Outdoor living is part of the plan.

Screened lanais and swimming pools offer space to enjoy the Southwest Florida climate at home.

03 / GOLF-COURSE SETTING

A view worth comparing.

Every lot adjoins the golf property, but orientation, landscaping and water features make each outdoor view different.

LIVING IN EGRET COVE

A quiet street with the benefits of a private-club community.

One of the advantages of Egret Cove is its small size. With only 18 residences and no through traffic, Olde Cove Way has a residential character that is different from the busier streets of larger neighborhoods.

Residents are also part of Olde Cypress and The Club at Olde Cypress. Club amenities include golf, dining, fitness, swimming, tennis, pickleball and social activities.

Social membership is associated with residential ownership, while golf membership is available separately under the club's terms. Egret Cove also has a neighborhood homeowners association in addition to the master association.

EGRET COVE REAL ESTATE

Buying or selling in a neighborhood of just 18 homes.

With so few properties in Egret Cove, homes may not come onto the market very often. That can make it difficult to rely on a simple neighborhood average when evaluating a listing.

Buyers should pay close attention to the condition of major systems, renovations, pool equipment, storm protection, floor plan and view. A home that has been extensively updated may offer a different ownership experience from one that retains most of its original features.

For sellers, comparable sales may need to include carefully selected detached homes elsewhere in Olde Cypress, with adjustments for size, lot characteristics, improvements and condition.

What buyers should compare

Roof and mechanical systems, storm protection, pool condition, renovations, golf-course exposure, association obligations and overall maintenance.

What sellers should understand

A limited sales history makes the selection of comparable properties especially important. Improvements and the individual homesite can influence value.
